Before beginning your home search, meet with a trusted lender to determine the loan amount and financing options available to you. A pre-approval helps establish a realistic price range and shows sellers that you are prepared to move forward.

Your lender will review your income, assets, debts, credit history, and employment information. You may be asked to provide pay stubs, tax returns, bank statements, identification, and other supporting documents.

From Application to Underwriting Step Three

Application and Processing

After your offer is accepted, your lender will help you complete the full mortgage application, review your down payment, confirm your loan structure, and explain the fees associated with the transaction.

The loan then moves into processing. Your financial documents are organized and reviewed while the lender orders the appraisal, title work, and other required third-party services.

Once the file is complete, it is submitted to underwriting. The underwriter evaluates the entire loan package to confirm that it satisfies the lender's requirements and applicable regulations.

Requests for updated documents or additional explanations are common during this stage. Responding promptly helps keep your loan moving toward final approval.

The Final Steps to Ownership Step Four

Signing and Finalizing the Deal

Once your loan receives final approval, you will confirm your homeowners insurance and review the remaining requirements before closing.

Your completed loan documents will be sent to the title company, and a closing appointment will be scheduled. During closing, you will review and sign the required paperwork and provide any funds needed to complete the purchase.

After the documents are signed, the funds are transferred and the transaction is recorded. Once recording is complete, ownership is officially transferred and the keys to your new home are yours.
